Building Process


Obtaining financing

The first step in building your dream home is to obtain a home mortgage prequalification which will enable you to know how much purchasing power you have. Once a site and home design have been decided, you will be ready to start the formal application process. After construction is completed on your new home, the loan will change from a construction loan to a permanent loan.

Find land

Start by connecting with a local real estate agent in your area. Having a professional guide you through the land selection process will help reduce and concerns you may have. The most important thing to remember when identifying potential land sites for your new coastal engineered home is making sure the land is zoned this type of construction. Other site factors to consider are water/well hookup, electrical hookup, sewage requirements, and whether or not you are in a flood zone.

Design

Contrary to popular belief, engineered homes can be built to almost any specification and design. The only thing limiting the possibilities is your imagination. Many homeowners find it helpful to look at existing blueprints from models and floor plans already in the CapeBuilt Homes portfolio. From here, you can make the changes you want and design the home to your liking. If you don’t find what you want in an existing floor plan, CapeBuilt Homes has the ability and expertise to design a fully custom home utilizing special CAD programs and software.

Finalize order

Once you have finalized your home design, Capebuilt will order your house from a state of the art production facility. When the order is placed, the engineers will finalize the plans needed for your building permits and communicate all of this information to CapeBuilt . While this is going on, you will be finalizing your financing and picking out finishes for your new home!

Building your new home

Once CapeBuilt has finalized all building permits, construction will begin on your new home! Unlike site built construction, prefabricated construction allows for the site work and house to be built all the same time, greatly reducing the time required to complete a project. The manufacturer will construct the modules at its state of the art facility while CapeBuilt prepares the foundation, grades for proper drainage, prepares the driveway, etc.

House delivery

The modules that make up your home are carefully delivered to your site on flatbed trucks. Once on site, the modules are lifted and securely set into place on your foundation using a crane. Most homes are set in one day and are secure and weather tight for the builder to complete the finish work on your new CapeBuilt home.

On-site finish work

On-site finish work is left to CapeBuilt and includes connecting the electrical, plumbing and heating connections in your new home. Outside sewer or septic hook ups also take place during this final phase of construction. Refrigerators, washer and dryers, and some additional appliances may need to be installed, but items such as sinks, cabinetry, and showers will have been completed back at the facility.

Final inspection

Once your home is fully completed, a final inspection will take place with your local building department to ensure the home meets all state and local building codes. Once you pass this final inspection and your Certificate of Occupancy is issued, you can move in and start enjoying your brand new CapeBuilt home!
